I am planning to tear down and old house to reclaim the wood.The property owner requesta legal document that would release him of any responsibility of any accidents that might occur. What kind of document would be needed?

Any reputable contractor would carry significant liability insurance, and that policy would be what the homeowner would want (or should be looking for). When he hires you he can be held liable for your negligence and acts and that is exactly what insurance is for. It protects him (and you).
