Hello I moved with my family into an apartment about 4 months ago, since then she never had us sign a lease agreement, will not return any of our calls when we try to reach her and there's a lot of things that need to be fixed. Also we have asked multiple times for a key to our mailbox which we still haven't received .. Haven't had mail in 4 months .. What do you think we should

My first suggestion is to get a PO Box to get your mail. The cost of a PO Box may be less than the cost of not getting your mail. Send a letter on your future contacts...But depending the repairs, you may be responsible to fix them.. It depends if the situation makes the place unhabitable even if the defexts make the unit unihabitable you have certain responsibilities; if you have not met them, the Landlord may not be responsible...
